FINANCING THE REAL ESTATE PROMOTER
PROHABITAT-VIVIENDA se concibe entonces como el programa de financiamiento para promotores públicos y privados, para la generación de proyectos habitacionales integrados a equipamientos y servicios públicos; y promueven el acceso a vivienda y hábitat.
OBJECTIVES
GENERAL:
To encourage the development of housing projects of social interest and public interest through the granting of credits to public and private developers for the construction of houses within the "PROHABITAT - HOUSING" program.
SPECIFIC:
- Reduction of the housing deficit.
- Access to mortgage loans in better conditions.
- Productive chains with a high national added value.
- Articulation of supply and demand.
- Integration of main actors.
- Boost the low-income housing market.
- Reactivation of construction within the national economy.
FINANCING SECTOR
FIRST FLOOR BANKING:
Operaciones financieras que se realizan directamente con los eventuales usuarios del crédito tales como: Gobiernos Autónomos Descentralizados (Municipales y Provinciales), Empresas Públicas de Vivienda, Promotores Privados (Personas Naturales y Jurídicas) y Alianzas Público Privadas.
CREDIT SUBJECTS
- Private promoters (Natural and legal persons).
- Decentralized Autonomous Governments (GAD).
- Public Housing Companies (EPV).
- Public - Private Partnerships.
- Mercantile Trusts.
PRODUCT CHARACTERISTICS
- Financing: Up to 80% of direct costs.
- Term: Up to 48 months.
- Gracia del Capital: Up to 24 months.
- Interest Rate: 6,55% reajustable trimestralmente.
- Guarantees: 120%
COMPOSITION VIS and VIP
- VIS: 51% o más (desde USD 25.902,00 hasta USD 79.947,00).
- VIP: 49% o menos (desde: USD 79.947,00 USD hasta USD 102.789,00).
GENERAL CONDITIONS
- Qualification Preliminary Project and Final Project of MIDUVI.
- Municipal approvals and feasibility of basic services.
- Market study and business plan (favorable).
- Technical studies (plans and reports).
- Legal and financial documentation of the credit subject.
- Información y documentación de la garantía.
- No debe registrar pérdidas en los últimos 3 años, ingresos mínimos de USD 100.000,00 anuales.
- Se otorgará un financiamiento de máximo el 200% del patrimonio del solicitante.
Los Proyectos deberán estar ubicados en zonas urbanas, fuera de áreas en riesgo o áreas naturales protegidas.
Los costos indirectos serán asumidos por el cliente.
Para los GADs, no afecta el cupo de endeudamiento
